Development Opportunity at Mount Prospect

Park Ridge real estate developer Bruce Adreani was recently involved in the Arlington 425 project that will provide residents with housing and access to retail and restaurant establishments. As president of Norwood Builders in Park Ridge, Illinois, Bruce Adreani has extensive experience in identifying sites for development and creating construction opportunities.

A more recent opportunity for development is in Mount Prospect at 105 South Main Street. Mount Prospect is a small village in the Wheeling and Elk Grove Townships in Cook County. Close to 20 miles from Chicago, the area is a mix of families and professionals, with families making up to near 60 percent of the population. The area also was given the distinction of being the best place to raise children in 2008.

The location at 105 South Main Street presents investors and developers with a variety of construction opportunities. The lot can house between 4,000 and 8,000 divisible square feet of a building. In total, the area is about 10,000 square feet, which can be used for retail, residential, office, medical, and build-to-suit projects. Finally, the area is near the Metra Station, which sees over 35,000 vehicles daily, translating into a lot of traffic and visibility.

Finding Ways to Treat Brain Tumors through Oncolytic Virus

As president of Norwood Builders in Park Ridge, Illinois, Bruce Adreani is involved with creating development opportunities for both residential and commercial projects. In addition to his extensive experience in real estate development in Park Ridge, Bruce Adreani is also committed to philanthropy, having donated organizations such as the Lou and Jean Malnati Brain Institute at Northwestern University.

The Malnati Brain Institute engages in innovative research for cures to brain tumors, including more recent research that would use a virus to destroy cancer cells. Called oncolytic viruses, they are injected into tumors, or parts of them, that cannot be surgically removed. They are believed to not only shrink the tumor by breaking it down, but it is also believed they assist in activating the immune system.

While the research appears to show promise, it does have one limitation in that in some cases the virus does not spread throughout the tumor. The research team at the Malnati Brain Institute is working on this problem, having developed an oncolytic virus that is injected into tumors with neural stem cells.

Lab tests performed on mice show that this treatment might be effective because the neural stem cells appear to facilitate the spread of the virus throughout the tumor. This treatment is expected to be more effective in treating glioblastoma, a cancer that starts in the brain’s supportive tissue.

The team is currently performing clinical trials on humans with malignant brain tumors. This performed during a biopsy where the physician injects the virus and neural stem cells into the affected area at the same time. This treatment occurs in conjunction with providing the patient with conventional radiation and chemo-therapies.

What to Consider Before Leasing Retail Space

A human resources and marketing graduate from Loyola University, Bruce Adreani is a real estate professional working in Park Ridge, Illinois. The president of Norwood Builders in Park Ridge, Bruce Adreani works with business owners to get them the best retail locations for their businesses.

As a business owner, there are many things you should consider before leasing a retail premise. The first is space. A good way of figuring out how much space you need is to estimate the revenue you could generate in a year and divide that by your industry’s sales per square foot. For example, if you think your store will generate $250,000 in annual sales and your industry’s average sales per square foot is $200, then you will need about 1,250 square feet of space.

However, be cautious with the sales figures you use. Many entrepreneurs overestimate their expected sales. It is better to refer to similar businesses in your area and average their sales to get a good estimate. Also, factor in non-selling space such as storage, bathrooms, and office areas. These areas will require extra space that may not be accounted for in the data.

Second, a good retail space is in a great location. This is a location that is zoned for the type of business you do, receives plenty of foot and automobile traffic, and has neighboring businesses that complement your own. Finding a good location should in fact be your top priority. A good one can contribute to revenue generation with minimal advertising. If it comes down to location over space, choose location.

Last, consider price. Rent will be your second biggest cost after inventory. In addition, many rents are triple nets meaning you will also have to pay taxes and common area maintenance for the percentage of the overall space you occupy. Get a space that you can afford. Don’t be tempted to move in to a large location only to incur additional inventory costs to make the store appear full. There is a danger in taking up more space than you actually need.

Mood Swings – An Issue That Many Living with MS Face

An established Park Ridge, Illinois entrepreneur, Bruce Adreani guides Norwood Builders as president and focuses on Chicago area residential developments. Involved in the Park Ridge community, Bruce Adreani maintains strong charitable support of the Multiple Sclerosis Society.

As explained by a clinical neuropsychologist associated with the Multiple Sclerosis Society, one common issue among those living with MS, beyond their primary symptoms, is mood swings. This often has to do with daytime fatigue, as well as MS relapse triggers such as sensory overload and extremes of temperature.

MS lesions may also work to disrupt communication between various areas of the brain and lead to uncontrollable laughter or crying outbursts. In other cases psychological, as well as neurological, changes may be associated with mood swings, including negative thought patterns not specific to people with MS.

With nearly 50 percent of those with MS suffering from depression and anxiety, basic steps to resolve the issue include a healthy diet, improved sleep, exercise, and supportive social interactions. It is important to keep in mind that stresses which many would find manageable can trigger a cascading effect in those with MS, and should be avoided if at all possible.
